Two office fit outs of the same square footage can cost very differently, and it usually comes down to a handful of specific, identifiable factors rather than anything mysterious.
Condition of the starting space
A landlord-delivered Cat A space costs considerably less to fit out than a full strip-out refurbishment requiring new M&E infrastructure. Starting condition is usually the single biggest driver of overall cost.
Specification level
Standard finishes and furniture cost meaningfully less than bespoke joinery, premium materials, and higher-end furniture ranges. Neither is right or wrong, it depends on the brand and budget, but it’s the second-biggest lever on cost after starting condition.
Scale of M&E works
The extent of mechanical, electrical and ventilation works required — particularly any upgrades to heating and cooling systems — has a significant effect on overall cost and is the area most prone to surprises once work begins.
Location and building constraints
Building restrictions (working hour limits, lift access for materials, listed building status) and general London labour and material costs also factor into the final number, sometimes more than clients initially expect.
