Office Refurbishment vs Office Fit Out: What’s the Difference?
These two terms get used interchangeably, but the distinction affects everything from timeline to disruption to cost, so it’s worth being clear on which one actually applies to your situation.
Definitions that actually matter
A fit out generally applies to empty or newly-leased space being built out for the first time. A refurbishment applies to space your business already occupies, being updated, upgraded or reconfigured — often while people are still working there.
When refurbishment makes more sense
If your current location, lease terms and overall layout still work but the space feels dated, worn or no longer fit for how the team works, refurbishment is usually more cost-effective than relocating and starting a fit out from scratch.
When a fit out is unavoidable
If you’re moving into new space, or your current lease is ending, a fit out is the only option regardless of condition, since the space either doesn’t exist in a workable state yet or won’t be yours much longer.
Can you do both at once?
Sometimes — a lease renewal combined with a significant reconfiguration can blur the line between a heavy refurbishment and a full fit out. What matters practically is planning around occupied-space constraints if people are staying in place during the works.
