Design for change, not a single headcount
Fixed, heavily built-out layouts are expensive to reconfigure later. Where possible, favour layouts and furniture systems that can be reconfigured as team size or structure changes, rather than committing to a rigid plan.
Infrastructure that ages well
Power and data provision, in particular, should be planned generously rather than exactly to current need, since retrofitting additional infrastructure after a fit out is far more disruptive and costly than building in headroom from the start.
Furniture and layout flexibility
Modular furniture systems and demountable partitioning allow layout changes without a full re-fit. It’s a slightly higher upfront cost that usually pays back the first time the business needs to reconfigure the space.
Technology that won't be obsolete in two years
AV and meeting room technology moves quickly. Specifying systems with some upgrade path, rather than the cheapest current option, avoids a full re-fit of meeting rooms shortly after the main project completes.
