How Does an Office Fit Out Work? The Process Explained
Most first-time clients underestimate how much happens before a single wall goes up. A well-run fit out follows a clear sequence, and understanding it upfront makes the whole project far less stressful.
Brief and space planning
Everything starts with understanding how the business actually works: headcount now and in two years, team adjacencies, meeting room demand, and how much of the week people are actually in the office. Space planning translates that into a workable layout before a single finish is chosen.
Design and specification
Once the layout is agreed, design turns it into something buildable — material choices, lighting design, furniture specification, and detailed drawings for every trade. This is also where budget gets tested properly against real product costs rather than estimates.
Construction and delivery
On site, work runs in a fairly fixed order: strip-out if needed, first-fix M&E, partitioning, ceilings and flooring, second-fix M&E, decoration, then furniture and final fit. A good project manager sequences trades so nobody’s waiting on someone else’s work to finish.
Snagging and handover
Before you move in, a proper snagging process checks the finished space against the spec — every socket, every door, every finish. Handover should include as-built drawings, warranties, and O&M manuals for anything with a maintenance requirement, not just a set of keys.
